Rental Agreement, Terms And Conditions.
Cottages & Gites Rental Agreement
This agreement is made between the cottage and gite owners and their guests. This document constitutes the entirety of the agreement between the parties and the terms of the Lease.
We have a Friendly Meet and Greet Service when you are handed the front door keys and shown around the property.
All amounts due will be invoiced to the guest . A 25% booking deposit is required when making a booking and is non-refundable. The 75% balance of the rental payment is due 8 weeks prior to check in. A refundable security / damages deposit is due before check in. If rental payment is not received in full 8 weeks prior to check in, the booking will be regarded as cancelled.
It is agreed that the Owners will let and that the Guests will take, the furnished premises at the property address (the Property) for the time period set out under the terms and provisions that follow:
CHECK IN / CHECKOUT
Check in time is after 3pm. Checkout time is by 10am. NO early check in our late checkout during peak season.
This is a non smoking property however smoking is permitted outdoors and ashtrays are provided.
Pets are not permitted in the rental property under any conditions.
The maximum number of guests is limited to the number permitted within the Accommodation. All guest names and the maximum occupancy of the said accommodation are detailed prior to payment.
Any booking obtained under false pretence will be subject to forfeiture of advance payment, deposit and/or rental money and the party will not be permitted to check in.
A 25% Booking Deposit is required to confirm your holiday booking. This must be received within 4 days of booking the holiday property.
SECURITY DAMAGES DEPOSIT
The Security/Damages deposit is fully refundable within 14 days of departure, providing the following provisions are met:
There is NO early arrival or late departure during peak season.
The renter is not evicted by the owner (or representative of the owner) or the local law enforcement. No damage is done to the property or its contents, beyond normal wear and tear.
The fosse septique system is not tampered with. The fosse septic is very effective however it will clog if improper material is flushed. DO NOT FLUSH anything other than toilet paper. NO feminine products should be flushed at any time. If it is found that tampax or similar feminine towels, cottonwool, wipes, kitchen paper towels have been flushed and clog the septic system, you could be charged up to £250.00 for the cost of repair.
You inform us, before checkout, of any towels, linens or household items that are lost or damaged so that it can be replaced and/or repaired.
All rubbish placed in black bags in the rubbish bins, all bottles taken to the local bottle recycle bins.
Our housekeeping team will carry out a professional clean before new guests arrive. On check out we expect you to leave the accommodation as you found it.
If you have used the barbecues it should be cleared of ash after use. Soiled pots and pans should be washed by hand and all dirty dished and cutlery placed in the dishwasher.
The keys of the property should be handed back after checkout.
All charges have been paid prior to departure including any accrued or levied during your stay.
Car parking is provided free of charge and a pass is located inside your cottage gite. Parking is limited to one car per rental. Additional or larger vehicles are welcome but require prior permission and a nominal fee may be payable.
At least 8 weeks notice is required for cancellation. Refunds are pro rata but can only be given if we are able to re let the holiday period. We will make every effort to do so. Booking deposits are non refundable.
We reserve the right to refuse any booking. Cancellation or early departure does not warrant any refund of rent. Although it is extremely unlikely that we will have to make any changes to your booking, if we were to cancel the booking, we would of course refund monies paid. Kindly note however that we are not liable for any incidental expenditure or consequential loss resulting from the cancellation of your holiday.
It is your responsibility to ensure that your personal possessions are insured. We cannot accept any liability for theft or loss of or damage to personal possessions. We recommend that you close all windows when you are away from your cottage gite or out for the day.
We make every effort to provide an enjoyable holiday stay with someone helpful on site. Should you nevertheless have cause for complaint, please let us know as soon as the problem arises, so that it can be speedily resolved. If we can discuss any criticism while you are still in residence, we have a much treating chance of putting it right immediately.
Fresh linen, towels and a hairdryer are included. A daily maid service is not included in the rental rate but can be provided, if required, at a reasonable charge.

We provide free of charge Wi Fi Internet.
The plunge pool has natural refreshing spring water and is open from May until the end of September.
